General Information for Class 10 Certification

When planning to construct a garage, garden shed, carport, or shade sail, which are classified as Class 10 structures, it is essential to understand the certification process to ensure compliance and smooth approval. Below is a concise guide to help you navigate the requirements for obtaining Class 10 certification.

Key Requirements:

  1. Application Form: Complete and submit DA Application Form 2. Ensure to fill out the ‘Email address’ section as the Council processes applications electronically.
  2. Project Valuation:
    • If the project value is $3,300 or more and carried out by a QBCC licensee, you must notify the Queensland Building and Construction Commission (QBCC).
    • For owner-builders, QBCC notification is required if the value exceeds $11,000.
  3. Documentation:
    • Site Plan: Provide a scaled site plan (minimum 1:200) showing property boundaries, existing buildings, setbacks, and proposed structure dimensions.
    • Cross Section: A detailed cross-section (minimum 1:50) showing framing sizes, footings, spans, connections, and construction details.
    • Engineer’s Design Certification: Necessary for structures with steel members, including Form 15 for engineer certification.
    • Bracing and Tie-down Details: Ensure these details are included for the proposed structure.
    • Footing/Slab Design: This should comply with AS2870 standards or be certified by a Registered Professional Engineer of Queensland (Form 15).
  4. Elevations: Provide elevations (minimum 1:100) from all four directions, detailing external appearances, window sizes, door heights, and building materials.
  5. Floor Plan: Include a floor plan (minimum 1:100) indicating the extent of the proposed work, attachment to existing structures, wall thickness, and positions of doors, windows, and bracing panels.
  6. Siting Discretion: An application might be necessary if:
    • The proposed location is within 1.5m of side/rear boundaries or 6m of any road boundary.
    • The structure exceeds specific height or length limits relative to boundaries.
  7. Council Infrastructure: Ensure the structure is clear of council services. Special provisions may be required for base and footings if building near council infrastructure.
  8. Timber and Metal Frames: Follow AS1684 for timber frames and provide structural engineering details with Form 15 for metal frames.
  9. Earthworks: Submit a cross-section of the allotment for any earthwork changes over 300mm, showing proposed treatment upon project completion.
